“What causes cracks in a house’s foundation?”

A variety of things can cause your home’s foundation to crack. Changes in the weather, inadequate drainage, natural disasters, poor construction, and loose, overly dry, or wet soil are all things that can damage foundations.

“How do I know if my home has a foundation crack?”

If you see any of these in your home, then your home might have a crack in its foundation:

  • Cracks in the drywall
  • Bowing walls
  • Sloping floors
  • Uneven door and windows
  • Cracks in ceramic tile, concrete, or brickwork

“If I have one or more of these foundation problems, what should I do next?”

Check all 90-degree corners in your house – where most cracks begin. If you find a crack, grab a ruler and measure. If the crack widens at one end, you should probably call a professional, like us, to perform the foundation repairs.

From injecting foundation cracks to honeycombed walls using urethane and epoxy, our foundation repairs will completely seal cracks and stop water seepage and insects from invading your home. If you see cracks in your walls, uneven door and window frames, cracks in your foundation or basement bricks or concrete, give us a call before it gets worse. Foundation Repair Services We Provide:

Structural Framing Repairs in Crawl spaces and Basements

If you have sagging floors, unexplained dips, cracks in walls, or doors that no longer close easily, we offer free, comprehensive structural inspections to determine the cause. Whether the cause of resulting damage was from termites, mold, moisture, or just poor design, we have the equipment and knowledge to fix it right, backed by our lifetime warranty.

Joist Repair

Joists are the main framing members that uphold your floors and walls. We are able to repair, replace, “sister” and correct all types of damage to floor joists, sill plates, and rim joists using properly dimensioned lumber and Simpson ® Strong -Tie and similar structural-rated connectors. We also repair and support engineered joists and trusses.

Beams & Girders Repair

Beams, professionally called “girders” are the double, triple, or quadruple dimensioned lumber that support joists and are supported by the foundation wall and interior placed piers, columns, and posts. We are able to repair and replace these important structural components.

Columns, Posts, and Masonry Piers

Beams are supported by vertical supports in the form of masonry columns, wood, or steel posts placed on to a concrete footing. When these supports shift or fail, we are able to support the beam by replacing it with our proprietary “Jimbo Jacks”. A Jimbo Jack is a 3.5” Schedule 40 structural steel post equipped with a lifting element galvanized head that we are able to use to “jack” or lift your floor back to level.

Foundation Repairs:

Whether your home is on a slab, basement, or crawl space, we repair foundations of all types and sizes. We fix leaning, sinking, cracked, and bowing walls, and we can correct or prevent settlement. We don’t just fix the appearance, we fix the problem by supporting footings and correcting movement with lifetime-guaranteed products. We can repair brick, concrete (poured & CMU), slab on grade, monolithic, 2 and 3 piece, and granite foundations. We also service multi-story commercial complexes.

Products We Use:

Push Piers

Push Piers are also steel piers that are hydraulically driven into the ground and anchored to the foundation of your home. The main benefit of push piers over helical piers is that all piers can be lifted at once with equal pressure, so that the entire footing and foundation wall is supported as pressure is applied.

Helical Piers:

Helical piers are steel piers (sometimes called “piles”) that are mechanically driven into the earth like a giant screw, with the intent of supporting a foundation footing. These are useful for smaller projects or when specifically called for by engineering. Larger projects requiring more than 1 pier to stabilize will be completed using Push Piers.

C-Channels:

C-Channels are “U” shaped structural steel vertical posts used to correct major deflection in basement foundation walls. If you have block-style (CMU) concrete walls that are leaning, sheared, or bowing, we will use this product to stabilize the wall and prevent future damage. This is a permanent, guaranteed solution that will last the lifetime of the structure.

Fortress Carbon Fiber Straps:

Carbon Fiber is a lightweight space-age material known for its incredible durability and tensile strength. Straps placed on to a bowing concrete wall can repair and correct minor defects and are a less expensive product than steel. Typically we repair hairline horizontal cracking and wrap corners with this product to prevent movement. Although these are only prescribed for lighter – duty repairs, we guarantee them for life.
